Our clients here were seasoned developers, having built their current house 200m above the site, and previously redeveloped a large house on the same plot. Here they set out to convert old buildings which had had several previous uses, including apple stores and furniture workshops and sales rooms. Wit the client we set out to be as ecologically sound as possible. Having reverted to a refurbishment project after an initial investigation of a Passivhaus new-build, we introduced underfloor heating and ASHP, solar PV, high levels of insulation and air-tightness, and on-site drainage.

The site slopes and so the existing buildings has stepped floor levels; unifying these for easy access was one challenge. Historic ingress of water meant there were damp issues to resolve, including much replacement of existing timber elements that were beyond repair. Natural light is introduced through large windows and a central rooflight assembly top-lighting the stair. The building remains low-lying and nestled into its site, retaining its barn-like feel with large openings, vaulted ceilings and timber cladding.

This was an interesting and unusual project leading to a spacious, light and generous quality of build for our clients to occupy themselves.
