Our client here had many ideas as to what they wanted to achieve, and some ideas of how, but needed to pull all the strands together as well as carry out a sense-check on costs. So we started with a strategic review of all the options, including introducing new ideas into the pot. We looked at remodelling the first floor with new bathrooms and an extension over the garage; moving the stairs, rear extensions, remodelling and garage conversions. Once these had been distilled to some key priorities, a cost plan helped decide which to take forward.
The final project included a rear extension with remodelling to form an open-plan family space, plus improved utility functions by stealing some of the garage, keeping the front portion for useful storage. The hall was also to be remodelled.
We carried out design through Planning and Building Regulations stages, then proceeded to add information sufficient to lead a tender process. On selection of the preferred contractor the client took the reins to manage the contract directly.
