Not all projects start with a clear brief, or a ready-made solution. Here we investigated a range of options to solve a list of requirements, including more space, more functionality, additional bedrooms, improved insulation, and a better connection to the garden. We discussed a range of options including a large rear extension, and how the proposals could be phased without doubling-up activities. Part of this exploration of strategy included considering relative costs of different solutions and plans, with the preparation of a detailed cost plan to help inform those decisions.
Much of the resulting plan came out of the conversion of the garage and the parameters that set. Careful attention to insulation requirements and headroom led to re-building the roof incoporating another floor above. There is still scope to make a rear-extension at a later date, leaving intact the bulk of the current building work.
